Spring is a special time in Greenwich, Connecticut. As daffodils emerge and “Crocus Hill” comes alive with a beautiful array of colored flowers, we begin to turn our attention away from the brisk winter to focus on warmer days ahead. 
In our local real estate market, the temperature remains hot as buyer demand exceeds a limited supply of available homes. At the close of the first quarter, there were just 145 homes for sale, a 49% decline from the same period a year ago. The market is tilted in favor of sellers, with median prices rising 13% in the quarter. In short, it remains an opportune time to sell a home in Greenwich. 
However, buyers have their pricing limits. Despite the headline-grabbing stories of properties that garner multiple bids and sell at or over the asking price, it’s important to note that 61% of the homes sold in Q1 sold at a discount to the asking price. Proper initial pricing remains the single best way to yield the highest selling price. 
In the pages ahead, we break down how our many neighborhoods performed in the quarter, but here are a few highlights: the $4M - $5M price range in Mid-Country Greenwich was the only price band that showed an uptick in homes in con- tract, up 167%. Cos Cob experienced the biggest decline in days on market, falling 37%, on average, to just 89 days. And homes that sold in Riverside and Old Greenwich in the quarter did so, on average, at just over the asking price.

  • The biggest decline in contract activity is Greenwich North of the Parkway where we see a 63% drop year over year: 7 vs. 19 a year ago.
  • Riverside is unchanged.
  • Old Greenwich is down 25%
  • Greenwich South of the Post Road is down 35%
  • Cos Cob is down 11%
Market conditions in the region remain consistent with how 2021 ended. Strong demand and limited inventory making it opportune time to sell here - provided you have a place to go! Interesting to note that the 156 active single-family homes on the market today have been on for an average of 225 days. The 54 homes that are pending were on just 167 days - on average - before going to contract. This remains a sign that there is pricing resistance in the market by buyers who are a scared of "overpaying".

Pictured above is the inside of Saksworks on the Avenue in Greenwich. The reason I am featuring them is that on Thursday we were having dinner waiting to pick up my son from volunteering and a gentleman introduced himself and invited us to an event at Saksworks. The event was to "support and upcoming author." The space inside of Saksworks is beautiful, with a grand entry and a ornate staircase. We felt it was so kind of the gentleman to invite us. The author was Samantha Woodruff for the book The Lobotomists Wife. We were thrilled as my sons are very much into writing and telling stories, so we bought three books for the boys. I was excited to tell my son that we were at a book launch when we picked him up. I will say the husband of the author approached us and questioned how we got in, when I let him know we were invited through Saksworks he was stand offish and made us feel uncomfortable for being there. However, it did not take away from the incredible service of the staff of Saksworks, the beautiful decor, and the welcoming spaces for their business model:

The restaurant can take both reservations and walk-ins, along with private dining for parties of 10+.
