Pictured above is the inside of Saksworks on the Avenue in Greenwich. The reason I am featuring them is that on Thursday we were having dinner waiting to pick up my son from volunteering and a gentleman introduced himself and invited us to an event at Saksworks. The event was to "support and upcoming author." The space inside of Saksworks is beautiful, with a grand entry and a ornate staircase. We felt it was so kind of the gentleman to invite us. The author was Samantha Woodruff for the book The Lobotomists Wife. We were thrilled as my sons are very much into writing and telling stories, so we bought three books for the boys. I was excited to tell my son that we were at a book launch when we picked him up. I will say the husband of the author approached us and questioned how we got in, when I let him know we were invited through Saksworks he was stand offish and made us feel uncomfortable for being there. However, it did not take away from the incredible service of the staff of Saksworks, the beautiful decor, and the welcoming spaces for their business model:
About SaksWorks Greenwich + Ruby & Bella’s
SaksWorks Greenwich is a boutique hospitality restaurant experience in the SaksWorks family of coworking spaces. SaksWorks’ bar and restaurant - Ruby & Bellas - is open to the public, but customers in search of a more private experience can book one of SaksWorks’s many private dining spaces on the first and second floors in accordance to the pricing schedule. Customers can also book events in the private dining rooms or reserve entire areas of the facility with access to the catering menu.Celebrating contemporary American cooking, Ruby & Bella’s offers incredible food in a comfortable and chic setting. Inspired by local and seasonal ingredients, Executive Chef Jason Leckey has curated a menu that showcases flavors from all over the world. Highlights from the selection of better-for-you locally-sourced dishes include: simply seared Wild-Caught Salmon with lemony spinach, as well as neighborhood classics such a Signature Chopped Salad and a Chicken Paillard.The space itself is lined with rich green velvet banquets atop oversized French oak floors. The walls feature one of a kind artwork from fine art photographer, David Yarrow, which are on rotation courtesy of the Samuel Owen Gallery. The venue also boasts an intimate cocktail lounge, where guests can relax and enjoy the space and seasonal menu offerings. The restaurant can take both reservations and walk-ins, along with private dining for parties of 10+.
Some stats of the current market:
  • At the end of February in Greater Greenwich there were 98 homes in contract vs. 115 a year ago, a 15% decline.
  • Greenwich South of the Parkway is the ONLY market area showing an increase in contract activity with a gain of 54%: 40 homes in contract at end of February vs. 26 a year ago.
  • The biggest decline in contract activity is Greenwich North of the Parkway where we see a 63% drop year over year: 7 vs. 19 a year ago.
  • Riverside is unchanged.
  • Old Greenwich is down 25%
  • Greenwich South of the Post Road is down 35%
  • Cos Cob is down 11%
Market conditions in the region remain consistent with how 2021 ended. Strong demand and limited inventory making it opportune time to sell here - provided you have a place to go! Interesting to note that the 156 active single-family homes on the market today have been on for an average of 225 days. The 54 homes that are pending were on just 167 days - on average - before going to contract. This remains a sign that there is pricing resistance in the market by buyers who are a scared of "overpaying".
