I am aware that the above picture is not the typical beautiful home to click on.  However, that being said it is the deed for 110 Field Point Circle which was sold privately this week for $48M.  Even though the deed says $1, if you scroll down to the bottom you can see the transfer taxes paid on the transfer of the property.  The $716K equating to a sale price of $48 million for 110 Field Point Circle

The market as a whole is currently struggling.  Here are the preliminary February numbers:

February 2019 vs. February 2018 - Greater Greenwich Single Family Homes:
  • Home sales dropped 47%
  • Average prices rose 1.5% to $2,553,107
  • Median prices dropped 39% to $1,227,000
  • Average DOM contracted 6.6% to 253 days
  • Homes are selling - on average - at 92% of last asking price
  • Homes are selling - on average - at 84% or original list price
  • Homes are selling - on average - at $536 per square foot
  • Total Dollar Volume in February dropped 46% to $48,509,038
 
February 2019 vs. January 2019 - Greater Greenwich Single Family Homes:
  • Home sales fell 29%
  • Average prices rose 11% to $2,553,107
  • Median prices  fell 38% to $1,227,000
 
February 2019 vs. February 2018 - Greater Greenwich Condominiums:
  • Condo sales dropped 42%
  • Average prices fell  11% to $778,750
  • Median prices rose 8.4% to $800,000
  • Average DOM expanded 83% to 622 days
  • Condos are selling - on average - at 96% of last asking price
  • Condos are selling - on average - at 88% or original list price
  • Condos are selling - on average - at $363 per square foot
  • Total Dollar Volume in February dropped 49% to $3,115,000
