Hot off the presses:
  • Home sales in Greater Greenwich jumped 45% in February vs. February 2019.
  • The average price of a home that sold in February was $2,191,345, an 11% decline vs. February 2019.
  • The median price of a home that sold in February was $1,795,000, a 50% jump vs. February 2019.
  • Average sold price per square foot was $511, a 4% decline.
  • DOM ballooned to 307 days in February vs. 242 a year ago.
  • Total $$ volume rose 28% in February to $63,549,018.
Key takeaway: buyers are here and they're bidding on and buying well-priced homes. Selling value remains a key factor in shortening days on market and maximizing the sales price.

You're endangering property, other people, and yourself when you try to tackle tree repairs DIY-style. What's more, you need to properly dispose of the tree's remains and need appropriate tools for grinding the stump.
 
The Lowdown on What's Underground
 
Things that happen under your house can lead to costly repairs, and while the expense can be rough on your wallet, you're better off hiring a pro for a few major underground issues.
 
The first biggy is your foundation. Unfortunately, if your home's foundation is failing, it means the rest of the structure will begin deteriorating (if it hasn't already). Shifting walls and floors will crack and crumble, doors will stop closing properly, and in time you'll have a house that becomes rundown and dangerous to live in.
 
Toolerant says you can DIY minor foundation issues like cracks and leaks, but warns bigger foundation problems warrant hiring a pro. If your foundation is failing, homeowners typically pay between $5,000 and $10,000, although it could add up to as much as $20,000.

Another underground worry is termites. While certain proactive measures might keep them at bay, they are quick-moving creatures. Homeowners can expect to pay an average of $100 for an inspection, but if treatment is needed, they may have to pay up to $1,500. Treatment costs will depend on the size of the home and how badly it's infested.
 
This One Just Stinks
 
Lastly, homeowners who need septic systems repaired should plan to contact a professional. Not only do these projects require specialized equipment and expertise, like earth movers and soil testing, a lot can go wrong if the system isn't installed correctly. From slow drains to sewage backing up into your home, a septic failure is no fun.
 
If your septic system is in need of replacement, keep in mind the average homeowner spends between $6,000 and $50,000.

Even if you're pinching pennies, whenever you're contemplating a project well beyond your experience or expertise, it's best to call a professional. Keep in mind you might get hurt, and even if you don't, poor workmanship can mean spending even more money to have someone fix your mistakes. Similarly, sometimes projects require specialized equipment. When something is beyond your routine fixes and toolbox, pay for a pro!

Some quick and preliminary Greater Greenwich Single Family Homes market data as we wrap up the first full month of 2020:
 
  • 38 homes sold in January - a 41% increase vs. January 2019.
  • Average prices were unchanged at $2.3M
  • Median prices were DOWN 5% at $1.9M
  • Sold Price per square foot fell 3% to $527/psf
  • Average DOM fell 9% to 219 days.
  • Total Dollar Volume = $84.8M a 37% increase vs. January 2019.
 
Takeaway:  Nice sounding uptick in sales, right?  41% is an awesome number. However, that being said based on the decline in median prices and the lower sold price per square foot I feel like it reinforces the strategy that lower pricing gets the job done in a shorter DOM.  
 
These numbers may change once final January closings get entered next week.

We finally have some good news to report.  If, you read the blog weekly, you will notice I mentioned the pendings were looking strong and I felt we would have a strong 1st quarter compared to last year.  As January comes to end it looks like we are trending that way.

Some quick and preliminary Greater Greenwich Single Family Homes market data as we wrap up the first full month of 2020:
 
  • 38 homes sold in January - a 41% increase vs. January 2019.
  • Average prices were unchanged at $2.3M
  • Median prices were DOWN 5% at $1.9M
  • Sold Price per square foot fell 3% to $527/psf
  • Average DOM fell 9% to 219 days.
  • Total Dollar Volume = $84.8M a 37% increase vs. January 2019.
 
Takeaway:  Nice sounding uptick in sales, right?  41% is an awesome number. However, that being said based on the decline in median prices and the lower sold price per square foot I feel like it reinforces the strategy that lower pricing gets the job done in a shorter DOM.  
 
These numbers may change once final January closings get entered next week.

I typically post a featured property that has an open house on the weekend. However, I thought this property was worth featuring:
