I will be out of the country next week, so will not be sending out the newsletter with open house links.  I apologize for the inconvenience.

Pictured above is 50 Binney Lane in Old Greenwich.  The most important aspect of this property for me is the lifestyle.  With the house being so close to the water you have views of the Sound from the master bedroom which are breathtaking.  You also have deeded access to the Sound.  I picture having outside your doorstep the ability to walk on a quiet lane and just take in the ocean and sunsets.  As I toured the house on property it just felt like a good life.  Outside of the advantage and lifestyle of being so close to the water, this house has exceptional quality.  The home has everything one would want from a Christopher Peacock kitchen, to the master with two walk in closets and a phenomenal master bath.  The lower level is a game room, media room, and spa quality bathroom.  The house is listed as 8,200 s.f. and most importantly even this close to the water it is listed as not being in a flood zone.  The home is listed at $5.685M.
Charts have been updated for January. 2016 is off to a great start.  Sold properties are up 22% from 2015.  We are seeing a lot of inventory added as well with 97 new listings in January up 29% from January of last year.
