First and foremost as of March 27, 2012 the average sale price vs list price  and average days on market were as follows:

March is notoriously a busy month for properties listed. This year was no exception.  This March was not all that different than last March.  There were a couple of distinct differences.  First and foremost, the new listings dropped by 7.7%  The amount of single family homes and condos that sold were flat from last year.  Where we saw the biggest decline is in the amount of rentals closing.  The amount of rentals were down 15% from March of last year.  This tells us that even though we had the same amount of sales the inventory is a little bit tighter than it was last year at this time.  Below I will break down the numbers in more detail based on price ranges. 

 

There were 158 new properties single family homes on the market.  There were 163 properties that were either accepted offers, contingent contract, executed contract; or sold.  This exemplifies the fact that Greenwich Real estate is picking up.

 

There were 48 properties that sold in the month of March.  This month's properties break down as follows.

 

$0-$500K=     8 properties

$500-$1M=    18 properties

$1M-$1.5M=  6 properties

$1.5M-$2M=  6 properties

$2M-$5M=     6 properties

$5M and up=  4 properties

 

In the last 30 days we have had 40 properties executed contract (meaning all contingencies have been met, awaiting close).  They were as follows:

 

$0-$500K=     0 properties

$500-$1M=    15 properties

$1M-$1.5M=  7 properties

$1.5M-$2M=  5 properties

$2M-$5M=     9 properties

$5M and up=  4 properties

We had an additional 75 properties that were accepted offers or in contract with contingencies.
