For the first few weeks of April we have seen an incredible amount of activity.  As I mentioned last week we had 48 properties sell in the month of March in Greenwich.  Through the first twenty days of April there have already been 49 properties sold.  In the paragraphs following I will dive into the past twenty days in more detail.  Below you will see a list of the open houses for the weekend.  On the right hand side will be useful mortgage or community information.  If you know someone who would benefit from this information please click on "forward to a friend" on the right.  If you have received this in error feel free to unsubscribe.  Please contact me if you or someone you know is interested in buying or selling real estate.  Also, if there is specific information you would like to see or think it would be good to add to this newsletter please send me an email.

 

First and foremost as of March 27, 2012 the average sale price vs list price  and average days on market were as follows:

There are three very encouraging signs that show us this market is starting to heat up.  First, we are seeing homes new to the market moving into Accepted Offers or Contingent Contracts in shorter amount of times.  Secondly, we are seeing movement in all price ranges.  Third, as mentioned above we have seen 49 properties sold in just the first twenty days of April vs. 48 for the entire month of March.  For example, of the 54 homes that were Accepted Offers, or Contingent Contracts, 24 were put on the market since March 1st, with four of those actually put on in April.  The price ranges for the Accepted Offers and Contingent Contractors were as follows:

 

$0-$500K=     5 properties

$500-$1M=    19 properties

$1M-$1.5M=   9 properties

$1.5M-$2M=   6 properties

$2M-$5M=      10 properties

$5M and up=    5 properties

 

 

There were 145 new listings for single family homes and condos on the market so far in April.  There were 140 properties that were either accepted offers, contingent contract, executed contract; or sold.  This again showing us the inventory is being sold at the same pace it is coming on which is another positive sign.

 

There were 49 properties that sold in the month of March.  This month's properties break down as follows.

 

$0-$500K=     4 properties

$500-$1M=    22 properties

$1M-$1.5M=  6 properties

$1.5M-$2M=  4 properties

$2M-$5M=     14 properties

$5M and up=  2 properties

 

If you recall from last week in the month of April there were only 6 properties sold in the 2-5 Million range.  So far, that range has shown a tremendous increase in deals.

 

Since, April 1 we have had 37 properties executed contract (meaning all contingencies have been met, awaiting close).  They were as follows:

 

$0-$500K=    1 properties

$500-$1M=    9 properties

$1M-$1.5M=  6 properties

$1.5M-$2M=  5 properties

$2M-$5M=     11 properties

$5M and up=  5 properties

We had an additional 75 properties that were accepted offers or in contract with contingencies.

    April is the best month in my books because the weather environment and all the other aspects of the life become so smooth and great it is unexplainable. I think due to your post I am able to remember all the great feelings of my life.
