As the year came to an end, the most significant change as we discussed last week, was the change in pendings. As of December 31, we were up 54% in pendings and properties under contract. As you can see in the market overview going from 48 to 74 pendings from end of 2018 to end of 2019 is pretty significant. My opinion is it is the homes where the prices have lowered to meet the buyers expectations. That being said if you are looking to sell your home I would shoot to get the things done to your home to put on the marke and put on sooner rather than later. There are two main reasons for this. One is that we want to take advantage of the momentum. Secondly, when these pendings close the comps may negatively impact values so the sooner the better.
