We've had a pickup in pending activity recently which is improving the supply/demand ratio in our "lower" price ranges. This buyer activity is welcome after these price ranges seemingly took the summer off. As you'll see in the Market Overview report for Greater Greenwich Single Family Homes:
- The $1m-$2m price range is now seeing a 16% increase in pending activity; now a "balanced" market.
- We're also seeing increases in pending deals in the $2m-$3m, $3m-$4m & $5m-$6m ranges.
- The market has also seen a few $10m+ sales recently which has that range positioned to outperform the previous two years.
